Since 1997 it has been politically stable and seen social stability with a strong economic growth and continues to improve immensely.  Property prices have increased and continue to do so, with the coastal areas seeing significant increases. Research has been carried out by analysts, who say that the average annual growth over the last 5 years has exceeded an estimate of 30% and is predicted to explode over the next few years due to the arrival of low cost airlines and the low cost of living.

2.    Bulgaria has recently joined NATO and will be joining the European Union on 1st January 2007. This is another positive for the property market in Bulgaria, as once again it is expected to give unprecedented growth that will most definitely boost the prices of real estate.

3.    The low property prices in Bulgaria are certainly one of the main attractions for investors. As the tourist market continues to grow, rental prices for holiday homes will increase, therefore the potential for renting is significant. Many people from the UK are drawn to Bulgaria because of the low prices and the overall cost of living is by far one of the cheapest in Europe.

The Bulgarian Coastline

There are approximately 380km of coastline. A vast majority of the beaches are natural and unspoilt, though the tourist areas are of excellent quality and have been awarded the EU blue flag for environmental excellence.

Sunny Beach

Sunny Beach has over 8km of white golden beaches and warm waters of the Black Sea. It is the largest resort on the coast. The resort offers a huge amount for every age. You will find sporting activities such as jet-skiing, paragliding, boat cruises and crazy golf. If you feel the need to relax, then why not try one of the many massages offered for a small fee – the sun beating down with the sea breeze and the gentle waves in the distance offer the best relaxation anyone could want. You will find ample shops and stalls, café’s, restaurants and bars, and at night the clubs and bars are a haven for all who enjoy the hustle and bustle of night life until the early hours. It has to be said though, that unfortunately due to the lack of building control in previous years Sunny Beach has become over populated with tourists during peak season, combined with the over development of apartments, people are now preferring to buy and rent slightly away from the resort - but within driving distance.

The Vines development is approximately 18 minutes away from Sunny Beach in quiet countryside with the sea only 5 minutes away, Pomorie town 8 minutes away, mountains to the rear, surrounded by grapevines. Close enough to the crowds, but far enough away to be peaceful …

Pomorie

This beautiful town is only a minute away by car. You will find café’s, restaurants, bars and shops. It is said that the salt lakes in the area are considered “sacred” by the ancient Thracians, due to its healing powers. There is also a sanatorium complex where foreign tourists take therapy from the healing qualities of the famous Pomorie mud.

The long stretch of beach is a natural and unspoilt beauty. Close to the neighbouring town of Kableshkovo will be the golf complex ‘Kabland’. It will be an elite holiday complex with villas, hotels, shops, a casino, restaurant, race course, tennis courts and much more …

The complex will be open all year round and is expected to welcome more than 500,000 visitors every year and all this on your doorstep – a mere 5 minutes away. Construction has already commenced.

Nessebar

This wonderful town again only minutes away by car dates back 2500 years and has been linked with many ancient civilizations. The magnificent old quarter is classified as a world heritage site and is under a preservation order. You will find cobbled streets, markets and the remains of over 40 churches, the old gabled houses and not forgetting the fantastic views over the Black Sea.

Burgas

This city, only a 15 minutes drive to the centre, is surprisingly attractive and is tourist friendly. Here you will find larger shops, markets and endless café’s. In August they hold a yearly folk festival which is held in the open air theatre. There is also a large park where you entertainment for both the young and the old. The main train and bus station is just south of the centre.

Minutes away from the beautiful towns steeped in history, the unspoilt beaches, Burgas city, the main tourist attraction of Sunny Beach and for all of you golf lovers out there, the five star ‘Kabland’ golf complex. We must not forget the local villages, where you will be pleasantly surprised by the friendly atmosphere of the locals who are more than warm and welcoming to their neighbouring visitors. Wait we have more! Scattered around the wonderful countryside of Bulgaria are approximately 550 natural springs, many of them being thermal. They are renowned worldwide for their health properties. We at The Vines are lucky enough to have come across one such spring that has been passed by the authorities – so as a bonus, you will benefit from your own natural water that is to be pumped into each villa.

General Information

The monetary unit is the Lev (approximately 2.90 Lev to the €1.00).
Although Bulgaria will join the EU on 1st January 2007, they are not expecting the monetary unit of the Euro until 2010.

Religion: Predominately Bulgarian Orthodox with a small percentage being Muslim and Catholic.

Population: approximately 8.3 million. Burgas has a population of approximately 200,000 and is the second largest city in Bulgaria, Sofia being the largest and the capital.

It is worth noting at present the average wage is approximately 50p per hour! So anyone can see that when Bulgaria joins the EU and the workers start to get better salaries, this will drive up the costs of labour etc., and in turn drive up the cost to build and the house prices will follow.
 

Taxation (for guidance only)
Capital gains tax in Bulgaria is 15% on profits from rental income and/or property sales, as opposed to 40% in the UK.
There is a no double taxation treaty between both countries, so any tax paid in Bulgaria will be credited against your taxes in the UK. It is recommended to have an accountant (we can organise this for €100.00 per year) in Bulgaria and likewise one in the UK. All expenses in operating your property can be offset against any profits made, ie. bonefide travel, repairs, insurances, utilities, etc.
You are also advised at some stage to have a will drawn up in Bulgaria (which again we can organise at a low cost), as the regulations for inheritance need to be adhered to.

Company Formation/Bank Accounts
To buy a property freehold, we can form a Company for you at low cost and also open a bank account for you. We normally use the larger Bulgarian and French banks which have Internet banking facilities, so you can transfer funds back and forth in the comfort of your own home.

Contents Insurance: €50.00 per annum
Car Insurance: €100.00 per annum
Electricity: €200.00 per annum
Car Hire: €20 per day
Villa Management: €350 per year
Taxi (Outside Sunny Beach): 15p per km
Taxi (In Sunny Beach): 65p to €1.00 per km

Burgas is the nearest airport and is approximately 10 minutes away. At present it only runs from April to October but as the tourist industry expands is expected to open all year round. Varna airport is open all year round and is approximately a 90 minute drive, and with the completion date drawing near on the motorway from Sofia to Burgas, it will only take approximately 2.5 hours by road to Sofia and ski resorts. This motorway will be the link to the rest of Europe and ultimately the UK.
 

Temperatures
You can expect the average temperature of 27°C and there are 1700hrs of sunshine from May to October. You will get snow during the winter months, making it an all year round destination. The ski resorts run for approximately 4 months depending on the snow.
